I know! I've personally had a Fan duplex go under contract in 7 days with multiple offers, and seen several other Fan properties do the exact same thing. One of my challenges has been explaining to people who are unfamiliar with the area - either new investors from outside Area 10 or out-of-town investors - that this is NOT the buyer's market they think it will be. Expecting deep discounts in these hot submarkets - not happening. They just don't have the leverage they THINK they have. It's another case of the national rhetoric and the local not matching up at all. We've got to do what we can to educate our clients. But sometimes they just don't want to listen.

I hope your buyers are listening Melissa. They really need to jump on anything in the Fan/Museum. My Grove Ave (Museum) short sale listing went under contract last month in less than 2 weeks and had an offer within 2 days!
